Explore the community in Spain projected to have the lowest housing costs by 2025, as identified by real estate experts.
In a landscape where the cost of living continues to escalate, the latest findings from Fotocasa present a rather alarming picture of the rental market in Spain. By 2025, experts predict that certain communities will emerge as the most affordable havens for housing, albeit with a caveat: the journey to this affordability may be fraught with challenges, particularly in the realm of insulation and energy efficiency.
The Fotocasa Real Estate Index reveals a staggering 14.7% increase in the national average rent compared to the previous year, with the average price per square meter now hovering around €13.13. To put this into perspective, a modest 80-square-meter apartment will set you back approximately €1,050 per month as of November 2023. This marks the highest year-on-year growth in rental prices since 2018, a trend that has not gone unnoticed across the autonomous communities of Spain.
Indeed, the data indicates that 16 out of 17 autonomous communities have experienced a rise in rental prices, with some regions witnessing increases nearing or exceeding 20%. The ranking of these communities is as follows:
1. Madrid: 20.9%
2. Castilla-La Mancha: 18.6%
3. Asturias: 17.5%
4. Catalonia: 13.0%
5. Region of Murcia: 12.9%
6. La Rioja: 12.3%
7. Valencian Community: 11.6%
8. Galicia: 11.4%
9. Extremadura: 11.3%
10. Aragon: 10.9%
11. País Vasco: 10.2%
12. Navarre: 10.1%
Conversely, when examining the most expensive locales for renting an apartment, Madrid reigns supreme at €20.72 per square meter per month, followed closely by Catalonia at €17.91 and the Balearic Islands at €17.35. The full list of regions, ranked by rental cost, is as follows:
1. Madrid: €20.72/m²
2. Catalonia: €17.91/m²
3. Balearic Islands: €17.35/m²
4. Basque Country: €16.75/m²
5. Canary Islands: €13.92/m²
6. Valencian Community: €12.75/m²
7. Navarre: €12.13/m²
8. Cantabria: €11.46/m²
9. Andalusia: €10.86/m²
10. Asturias: €10.80/m²
11. Aragon: €10.07/m²
12. Galicia: €9.49/m²
13. La Rioja: €9.42/m²
14. Region of Murcia: €9.13/m²
15. Castilla y León: €9.09/m²
16. Castilla-La Mancha: €7.40/m²
17. Extremadura: €6.70/m²
Thus, as we look toward 2025, Extremadura (€6.70/m²), Castilla-La Mancha (€7.40/m²), and Castilla y León (€9.09/m²) emerge as the most economically viable options for renters in Spain. However, prospective tenants should remain cognizant of the impending costs associated with necessary renovations, such as filling air chambers and enhancing insulation, to ensure their homes meet the standards expected by 2030. In this ever-evolving market, the quest for affordable housing may require not only financial acumen but also a strategic approach to energy efficiency and sustainability.
